I. INTRODUCTION
With few exceptions, the written coverage decisions involving title policies
for the year ending in December 2021 were straightforward given policy
language and the matters alleged. On the face of these decisions, the indus-
try's claims denials appear to have been reasonable.
II. WHO IS THE INSURED?
In Tithonus Partners II, LP v. Chicago Title Insurance Co.,' a grantee from
the original insured claimed that it had become an insured under a title
policy as a successor by distribution where it had owned 99.9% of the
original insured and the remaining 0.1% had been owned by a general
partner of the original insured. Because the original insured continued to
